Before you demolish: environmental screening and selective demolition

Problematic substances, the 250 m² limit and sorting on site

Introduction

Before construction work, the client (developer) must carry out an environmental screening to find problematic substances in the building. If such substances are suspected, an environmental survey must be carried out.

Selective demolition

If at least 250 m² of floor area is removed completely, it must be done as selective demolition. The client (developer) must ensure that the tasks of the environmental and resource coordinator are carried out by people with a training certificate. The demolition company must have a person responsible for resources.

Sorting on site

Construction waste must be sorted into fractions. Sorting can be skipped when the total amount of waste from the work does not exceed 1 tonne (the waste executive order, § 66, stk. 5). A new waste executive order, BEK nr. 810/2026, enters into force on 8 November 2026.

Asbestos in the roof

Buildings with a fibre cement roof (may contain asbestos), by use
not looked up The register did not respond, or it does not cover this property yet. That does not mean there is no value.

BBR's roof code 3 is called «fibercement herunder asbest» (fibre cement including asbestos). The chart shows which kinds of buildings have that code. The code is a suspicion, not a finding: The roof must be examined before you cut, drill or demolish.
